Insurance vocabulary is a barrier for a large number of Houston-area households, and the consequences are real. A homeowner who cannot read the declarations page cannot tell whether the roof is settled at replacement cost, cannot convert a percentage deductible into dollars, and cannot see that flood is excluded until after the water is inside.

1. Dwelling coverage / Cobertura de vivienda

English. Dwelling coverage, sometimes shown as Coverage A, is the amount the policy will pay to repair or rebuild the insured house after a covered loss, up to the limit and subject to the policy terms.

The critical point: this number should be based on the estimated cost to rebuild the house, not on the purchase price, not on the tax appraisal, and not on the mortgage balance. Those three figures answer different questions. The land is not rebuilt after a fire.

2. Deductible / Deducible

English. The deductible is the amount you pay before the insurance company pays. TDI puts it simply: the higher your deductible, the lower your premium.

Texas home policies commonly carry more than one deductible, and this is where most confusion lives:

  • All other perils deductible. Usually a flat dollar amount, applying to fire, theft, and plumbing water damage.
  • Wind and hail deductible. Frequently a percentage of the dwelling limit, not a percentage of the claim.
  • Hurricane or named storm deductible, in some coastal policies.

English. This setting determines what a claim actually pays, and most homeowners have never checked it.

Replacement cost pays based on what it costs to repair or replace at current prices. Actual cash value pays replacement cost minus depreciation for age and wear. Actual cash value policies cost less and pay less.

TDI's own example: on a home insured for $200,000 with a $4,000 deductible, where a storm destroys a roof costing $10,000 to replace, replacement cost coverage pays $6,000 regardless of roof age. Under actual cash value, a five-year-old roof pays $4,500, a ten-year-old roof pays $3,000, and a twenty-year-old roof pays nothing, because depreciation reduces the roof's value to the deductible.

4. Escrow

English. Escrow is an account your mortgage servicer maintains to pay your property taxes and insurance premium on your behalf. A portion of each monthly mortgage payment goes into it.

Why it matters for insurance:

  • Your servicer pays the premium, often in advance of the effective date.
  • If the servicer pays late or pays the wrong carrier, a cancellation notice arrives addressed to you.
  • When you switch carriers, you must notify the servicer and confirm they updated their records, or you can end up with force-placed insurance.
  • Force-placed insurance is typically far more expensive and generally protects only the lender's interest, not your belongings and not your liability.

5. Flood exclusion / Exclusion de inundacion

English. This is the most consequential exclusion in the Houston area, and the one homeowners discover too late.

A standard Texas homeowners policy does not cover flood. Rising water entering the structure from outside is a flood peril, and it requires a separate flood policy through the National Flood Insurance Program or a private flood carrier.

Three things to know:

  • There is generally a 30-day waiting period before NFIP coverage takes effect. Buying when a storm is in the Gulf is too late.
  • A large share of flood claims come from properties outside high-risk zones. "I am not in a flood zone" is not accurate. Every property is in a flood zone; some are simply lower risk.
  • Water damage from a burst pipe is different. That is generally covered by the homeowners policy. Rising water from outside is not.

English. Liability coverage responds when someone is injured on your property or when you are held responsible for injury or damage to others, and it pays your legal defense costs.

Common situations: a visitor is injured at your home, your dog bites someone, your child damages a neighbor's property, or a contractor is hurt on your premises.

Liability limits can be modest compared with the cost of a serious claim. A personal umbrella sits above eligible underlying policies and can be a cost-effective way to add protection, subject to carrier requirements.

Personal property / Propiedad personal. Covers your belongings. Watch the sublimits: TDI notes common caps of $100 for cash, $2,500 for business property, and $500 for jewelry and watches. Expensive items usually need to be scheduled individually.

The declarations page is the summary of your policy. It is where every number above appears. Six things to find:

A note on the 2026 written explanation rule

TDI states that if you were declined a policy, or your policy was canceled or not renewed, after January 1, 2026, your company must give you a written statement explaining why.
